London new-build sales hit record low

Sales of new-build homes in London fell almost 37% in the first half of 2026, according to property consultancy Molior, with a record 4,629 newly built properties remaining unsold, representing around £3.5bn of housing stock. Developers have paused dozens of schemes amid weakening demand and rising construction costs. Analysts said affordability pressures, high deposit requirements, competition from second-hand properties and lingering concerns over build quality have all reduced buyer demand. The slowdown has left thousands of homes under construction, while developers face growing uncertainty over future projects as sales continue to lag historic levels.
